Important Notice: TitleRiskScanner is an automated investigative risk-screening tool designed for research and property evaluation. It does not provide legal, financial, or title insurance advice, and does not replace a certified title search or licensed title examination.
1. Agreement to Terms & End User License
By downloading, installing, launching, or using TitleRiskScanner ("the App") on Windows, Android, iOS, or macOS devices, you agree to be bound by these Terms of Service and End User License Agreement (EULA). If you do not agree to these terms, do not install or use the App.
2. Purpose of This App & Informational Disclaimer
TitleRiskScanner is provided by SachAI LLC for informational and investigative screening purposes only. The App queries publicly available land and court records to identify potential risk indicators associated with a property parcel (such as open mortgages, delinquent taxes, recorded liens, or court lis pendens filings). The App does not perform a certified title search, title insurance underwriting, or legal title examination.
3. Not a Substitute for Professional Title Work
Users must not rely solely on the App's output when making decisions regarding a real estate purchase, sale, refinance, loan closing, foreclosure acquisition, or legal action. A licensed title insurance company, underwriter, or qualified real estate attorney must be engaged to conduct a formal title search and issue a title insurance policy prior to closing any transaction.
4. Geographic Scope
The App's live automated coverage is currently focused on the Northern Illinois / Chicago metropolitan region, supporting:
- Cook County, IL (Deeds, Mortgages, Liens, Court Lis Pendens, Assessor & Treasurer Tax Rolls)
- DuPage County, IL (Conveyance records, Fair Cash Values, Property Lookup & Tax Installments)
- Lake County, IL (GIS WABParcels, Assessor records, Treasurer Tax Portals)
- Kane County, IL (PIN List MapServer, DevNet Wedge Tax Rolls & Sales)
- Will County, IL & McHenry County, IL (Jurisdiction routing & Assessor records)
Results are not available or validated for properties outside this active coverage area. The App should not be used to assess title risk for properties in unsupported jurisdictions.
5. Public Records Limitations & No Guarantee
Public county records are maintained by local government agencies and may contain clerical errors, recording backlogs, indexing delays, or omissions beyond our control. The App's results are only as current as the underlying public source data available at the exact moment of inquiry. SachAI LLC does not guarantee that every unreleased encumbrance, subordinate lien, municipal assessment, or defect has been surfaced.
6. License Grant & Restrictions
SachAI LLC grants you a revocable, non-exclusive, non-transferable license to install and use the App in accordance with your edition tier (Free, Plus, or Pro) on devices you own or manage. You agree that you will not:
- Decompile, reverse engineer, or disassemble the App's binaries or algorithms, except to the extent permitted by applicable law.
- Use the App to execute automated denial-of-service or scraping attacks against county government portals.
- Redistribute, rent, lease, or resell the software without express written authorization from SachAI LLC.
7. Edition Tiers & Monitored Properties
TitleRiskScanner is available across three operational tiers:
- Free Tier: Single-property point-in-time lookup without background monitoring.
- Plus Tier: Homeowner & small landlord edition monitoring up to 5 properties (PINs) with automated title and tax change alerts.
- Pro Tier: Professional tier designed for realtors, attorneys, and investors with continuous monitoring for unlimited portfolios.
8. Internet Connectivity & Carrier Rates
The App requires an active internet connection to query county servers in real time. SachAI LLC is not responsible for any mobile carrier charges, Wi-Fi fees, or data limits incurred while using the App.
9. Disclaimer of Warranties
THE APP IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. SACHAI LLC DOES NOT WARRANT THAT THE APP WILL OPERATE UNINTERRUPTED OR ERROR-FREE.
10. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, SACHAI LLC AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES (INCLUDING LOSS OF PROFITS, DATA, OR PROPERTY PURCHASE LOSSES) ARISING OUT OF OR IN CONNECTION WITH THE USE OR INABILITY TO USE THE APP.
11. Governing Law
These Terms and any dispute arising from the use of TitleRiskScanner shall be governed by and construed in accordance with the laws of the State of Illinois, United States, without regard to conflict of law principles.
